NEW YORK; May 15, 2007 — Madison Realty Capital (MRC), an institutionally backed private commercial lender which provides short-term, commercial real estate loans, today announced it has provided approximately $50 million in financings during April 2007. Since the firm's inception in May 2005, MRC has financed more than 100 commercial real estate loans totaling in excess of $350 million throughout the United States.

MRC's specialty is in providing short-term loans, up to three years in duration, for financings ranging from $1 million to $50 million. The company provides bridge financing for a variety of property types including: retail, multi-family, office, hotel, industrial, land and specialty properties. Recent financings include: a $19.7 million refinancing secured by an apartment complex in San Antonio, TX; a $10 million refinancing of an office condominium in Orlando, FL; a $5.8 million refinancing on multi-family development in Milwaukee, Wisconsin; and a $3 million acquisition secured by a medical office building in Naples, FL.

To help scale the company in line with the recent increase in deal flow, MRC recently added two new managing directors and one analyst to the firm. In addition, MRC also has secured new office space in midtown Manhattan, leasing 12,000 square feet of office space at 825 Third Ave., 37th floor.
