Joshua Zegen - Managing Partner, Co-Founder
Mr. Zegen is a Managing Partner and Co-Founder of Madison Realty Capital. Mr. Zegen focuses on deal origination and deal structuring for the Fund. Mr. Zegen is also President and Founder of Alpine Commercial Capital Ltd., where he has originated more than $1 billion in mortgages since 2001. Prior to founding Alpine, Mr. Zegen worked as an investment banker in Salomon Smith Barney's Financial Sponsors/Private Equity group where he focused on leveraged buyouts, equity/debt financings, mergers and acquisitions and private placement transactions. Prior to that, Mr. Zegen was an analyst in Merrill Lynch's Debt Capital Markets division where he executed both mortgage backed and asset backed debt offerings. Mr. Zegen graduated cum laude from Brandeis University with a B.A. in Economics and is President and Co-Founder of the Brandeis Entrepreneurs Network, as well as co-founder of NYPEN (The New York Private Equity Network).

Brian Shatz - Managing Partner, Co-Founder
Mr. Shatz is a Managing Partner and Co-founder of Madison Realty Capital. Mr. Shatz's primary focus is on the Fund's financial related issues. Prior to founding Madison, Mr. Shatz established Bluegrass Growth Fund, a private investment fund focusing on investing in structured equity and debt investments for U.S. public companies. Before establishing Bluegrass, Mr. Shatz was employed by Alfa Capital, where his primary responsibilities included: analyzing and evaluating micro and small capitalization public companies and structuring equity and debt investments. Mr. Shatz began his career at BlackRock where he worked closely with fixed income portfolio managers and maintained institutional client relationships with some of the country's largest pension funds. Mr. Shatz graduated cum laude from Brandeis University with a B.A. in Economics.

Mark Bahiri - Managing Partner, Co-Founder
Mr. Bahiri is a Managing Partner and Co-Founder of Madison Realty Capital. Mr. Bahiri's responsibilities include deal origination and structuring. Mr. Bahiri spent several years as a Senior Loan Officer at a private lending institution prior to helping establish Madison. In this capacity, he was responsible for Corporate Marketing throughout the United States and organized numerous nationwide advertising campaigns and coordinating tradeshow events and industry publications. Mr. Bahiri has invested capital on behalf of various accredited investors in secured mortgage loans throughout the United States. Mr. Bahiri graduated from Champlain College in Burlington, Vermont where he received a B.A. in Business Finance.

Adam Tantleff - Managing Partner
Mr. Tantleff is a Managing Partner of Madison Realty Capital. Mr. Tantleff's focus is on the Fund's marketing and investor relations. Prior to joining Madison, Mr. Tantleff was an equity partner at Suffolk Capital Management, a $3 billion institutional money manager, where he was employed from March 1998 through April 2005. At the time of his departure, Mr. Tantleff held the dual roles of Senior Equity Analyst, as well as Director of Marketing. Mr. Tantleff's responsibilities included modeling projected revenue, earnings and cash flow for corporations, meeting with managements of companies, recommending stocks for sale and purchase in the portfolio, as well as dealing with all of the institutional investors of the Fund. Mr. Tantleff graduated from George Washington University in 1997 with a B.A in Small Business Management.

Eric Scheffler - Managing Director and General Counsel
Mr. Scheffler is a Managing Director and General Counsel of Madison Realty Capital. Mr. Scheffler’s responsibilities include structuring and closing loans, managing the current loan portfolio and internal legal counsel. Mr. Scheffler spent two and a half years with Bear, Sterns & Co., Inc. (NYSE: BSC) as an associate director in their CMBS-Closing and Structuring Group. He closed over $3.7 billion of commercial mortgages and managed the CMBS group’s balance sheet lending platform consisting of construction, redevelopment and land loans. Prior to Bear Sterns, Mr. Scheffler spent 11 years as a commercial real estate attorney at Winston & Strawn LLP, Blank Rome Tenzer Greenblatt LLP and Scheffler, King & Bender LLP where he worked on financing, conveyancing, developing, leasing and restructuring various projects. Mr. Scheffler received a B.A. in Economics from Colgate University in 1991 and a J.D. from Fordham University in 1994.

John Sorel - Managing Director
Mr. Sorel is a Managing Director of Madison Realty Capital. Mr. Sorel's focus is on Madison Realty Capital's credit analysis and asset management. Prior to joining Madison, Mr. Sorel spent seven years at CharterMac (NYSE: CHC) where his responsibilities included running the Portfolio Management Department as well as developing and implementing the credit and lending policies of CharterMac Mortgage Capital. The portfolio that Mr. Sorel oversaw while at CharterMac consisted of approximately 300 tax-exempt bonds and commercial mortgages as well as approximately 150 watched assets with a total face value of approximately $2.3 billion dollars. Mr. Sorel rose to the level of Managing Director, Director of Asset Improvement where he reported directly to the Chief Investment Officer of CharterMac, and oversaw a $775 million (over 125 assets) mixed securitized portfolio of tax exempt bond, construction, taxable loan and equity. Mr. Sorel also distinguished himself at his previous employer, BankBoston, where he worked for seven years as a commercial loan officer.

Julie Breslin - Director
Ms. Breslin is a Director at Madison Realty Capital. Ms. Breslin's responsibilities include portfolio management, accounting and loan servicing. Since May 2005, Ms. Breslin has also been the key liaison in working with the funds various leverage providers. In her capacity, Ms. Breslin also handles the financial reporting and preparation of the Fund's financial statements in conjunction with the Fund's third party administrator. Prior to joining Madison, Ms. Breslin worked at Columbia University where she was an officer in the admissions and alumni relations departments. Ms. Breslin also received her bachelor's degree from Columbia University.
